The primary goal of modern-day building science is to improve building performance and reduce operating costs. Le Groupe Gesfor consultants address the needs of building owners by offering solutions that are practical, adapted to the building in question and, most importantly, tailored to the owner's budgetary constraints and long-term plan for the building.

Traditionally, structural systems, exterior cladding, roofing, glazing and environmental systems were not thought of as interactive components of a building. We account for the relationships between these elements in our analysis and evaluation of a building's overall performance.

We possess all the necessary expertise to make recommendations based on visual inspections, diagnostic testing, and monitoring, where applicable. Furthermore, conducting an overall assessment of the building's various components enables us to provide the owner with information on the condition of each one, and thereby set the foundation for well-developed, easily managed and economically sound programs for corrective building maintenance.

The combined teams of Le Groupe Gesfor and The Pinchin Group have previously completed over 1,000 Environmental and Building Condition Assessments for financial institutions, property owners, managers and real estate developers.

Building/property condition assessments

As a multi-disciplinary consulting firm and one-stop shop for various kinds of professional expertise, we not only supply building condition assessment services, but we also conduct environmental assessments as part of the due diligence process. Based on a visual inspection of the building structure, including the various systems, components, services and external features, the Building Condition Assessment (BCA) allows us to determine whether repairs are required.

These assessments are completed in general conformance with the American Society for Testing and Materials (ASTM) standard E2018-08, Standard Guide for Property Condition Assessments: Baseline Property Condition Assessments Process.

The scope of work in a BCA typically includes the following:


  • A complete visual inspection of the building structure including:
    1. The building envelope (roof, wall and window systems)
    2. Interior finishes
    3. Electrical and mechanical systems
    4. Accessible structural components
    5. Fire safety, life safety and exterior features (e.g. walkways, roadways, parking, landscaping)
  • Written and photographic documentation of each component together with the observed deficiencies
  • A review of general documentation on the repair and maintenance history of the components, if available
  • A cursory review of drawings and previous reports pertaining to the building, if available
  • Interviews and discussions with on-site personnel regarding the repair or maintenance conducted on the building
  • A compilation of our findings in a written report that includes the work to be undertaken, our recommendations for repair or replacement as well as the associated estimated costs
